Ground-floor suite inside a busy Inner-West Sydney shopping centre, minutes from the station and surrounded by residential towers. A funded 900-student public primary school and roughly 2,500 new apartments are arriving in the immediate catchment.
Room-hours support well beyond current enrolment: the theoretical weekly grid is about 480 student places and roughly 100 are used today, so growth needs no new premises. Immediate levers are filling weekday afternoon gaps, adding holiday programs, and converting the existing waitlist for group piano. A funded 900-student primary school and about 2,500 apartments are landing in the catchment. Marketing today is modest and mostly referral; paid channels are barely used.
No music qualification is required. The owner's role is a weekly dashboard review and a fortnightly pay approval — the platform handles scheduling, reminders, invoicing and prepaid tracking, and the teachers run their own classes. Useful: basic business judgement, comfort with a simple admin system, and a willingness to be present for families. This is a managed asset with documented procedures and a handover, not a job you buy for yourself.
Weekday afternoons and weekends in term. Owner input: weekly dashboard review plus fortnightly pay approval, ~3 hours.
To 2028 with a ~25% rent abatement under the incentive deed. Landlord has agreed in principle to the transition.
12 experienced teachers (9 piano, 3 art) engaged as contractors with their own ABNs — no fixed payroll. Long-serving; happy to transition to employment if preferred. Scheduling, invoicing and prepaid tracking run on a purpose-built platform.
We own and run several businesses and are focusing our time on the ones we operate hands-on. This school already runs largely without us — an established teaching team handles the day-to-day lessons and scheduling — which is why it's the right one to pass on. For continuity, our current lead teacher will keep teaching under the new owner on a contract basis. We'll also sign a non-compete (up to 3 years) and provide a full handover during the transition.
A systemised music and art school built to run with minimal owner input.
Scheduling, parent messaging, invoicing, prepaid tracking and term enrolments run on a purpose-built platform; parents get automated booking, reminder, make-up and renewal messages. The owner's job is a weekly dashboard review and a fortnightly pay approval — about three hours a week, excluding teaching.
Test it before signing: the public page carries a working demo — book a trial, approve it, and watch the confirmation and teacher feedback generate as on a real Monday.
Teaching is by 12 teachers (9 piano, 3 art) engaged as contractors with their own ABNs; classification and any superannuation exposure are open due-diligence items, not settled positions. Group and one-to-one piano plus art across five rooms. Students attend once or twice a week and many stay for years.
The numbers are reconstructed, not asserted: 1,333 receipt lines and all 2,207 bank-statement lines classified with reasons stated. By value 70.67% of receipts match a bank or card-processor line and 29.28% are supported by the cash receipt book and per-student ledger; two lines totalling $100 are shown as unmatched. Management-prepared, not audited — built for your accountant to re-perform.
FY2026, ex-GST: $307k received, $312k earned once the movement in prepaid credits is counted, $110k net owner-operated — the figures in the fields above. Replace all owner-family work at market rates and earnings are $84k (FY2025: $75k). At $200,000 plus stock at valuation, about 2.5 times those fully-staffed earnings — a payback near 30 months.
About $50,000 of prepaid lesson credits sits on the books — 113 balances held by 98 students. Every credit is honoured and, subject to contract, the matching cash transfers with the obligation at settlement.
Disclosure is staged: this ad and the public page now; the memorandum after a signed confidentiality agreement; registers, statements and contracts once an offer and deposit are in place.
Established eight years ago and run by the same owner throughout. It grew from one-to-one piano into group piano and art across five rooms, with a contracted teaching team and a management platform built specifically for it. Enrolment has held between 90 and 104 students per term across the last eight terms.
