Located in the Food Court of Uptown. Uptown, formerly called Myer Centre is in the heart of the Brisbane CBD. The store enjoys high level of exposure to those availing bus service, public parking facility and visiting stores located in the building.
The business, due to its location and the many projects around the area, offers excellent growth potential. The store enjoys a premium location in the food court and has a large exposure to those travelling between transportation access points.
There are several stimuli for the growth of the business generated by this exposure
a) The most important is the construction activity due to the upcoming Olympics in 2032. The Brisbane CBD will be at the centre of many development activities related to the construction of the facilities for the games.
b) As the Olympics approaches, there will be an increase in visitors to the Brisbane CBD, which will benefit the business greatly.
c) The transport infrastructure around the CBD has several projects in progress, making travel to the CBD easier in the near future. Uptown provides easy connectivity to the transportation infrastructure and an increase in travel to the CBD will inevitably lead to traffic within the Uptown food court in which the cafe is located.
d) The metro rail network within the city will experience a welcome upgrade which is already in progress. This initiative includes a cross-river rail infrastructure in progress. Franchisors provide marketing materials for promotional initiatives taken from time to time. The store has 2 large size (43 inch) digital signage. The Franchisor provides the files to be run on the digital signage. The arrangement is very simple and allows the Franchisor to create files for display at the store. The Franchisor also provides other marketing materials as printed posters, ballons and other items from time to time, matching their marketing programmes. The Franchisor also supports events like Valentine's day with matching posters.
The seller will provide Free Training for a duration of 1 week. The training will cover the use of all equipment in the store. The seller will also provide training in ordering and storing. The seller will also provide training in food preparation, including coffee preparation. The Franchisor will also provide paid training.
No previous skill is needed and the training provided by the seller should be sufficient. The training provided by the Franchisor will add finesse to the skills trained by the seller and provide depth useful for running the store. The products are supplied to the store in frozen condition and they only need to be simply baked. Simple skill of operating the oven is sufficient and necessary training to learn will be provided by the seller.
The lease for the store is valid till 30th June 2028 and the Franchisor agreement covers this.

Mrsfields franchise was opened around 2002. The owner ran the store till 2017 when it was sold off to the present seller. The seller is successfully operating the store and even ran it during the lockdown period due to Covid 19. The store has also developed other lines of selling through online facilities as Uber Eats, Doordash after Covid 19.
The store was awarded the best store in the Centre in 2018 and also has a 3-star Food safety rating.
