Location Details

Award-winning Eat Street dining precinct. 849 apartments on the doorstep, 350m from Merrylands station. Stockland Shopping Centre opposite. 5 mins to Parramatta CBD. Multicultural Western Sydney catchment.

About the Opportunity

Western Sydney's most exciting new dining precinct — and San Churro is already in it.
This is a chance to take over a trading San Churro Chocolateria at Mason & Main — the multi-award-winning mixed-use precinct that has genuinely transformed the Merrylands CBD. The store is established, the fit-out is done, and the precinct is only getting busier as the surrounding community continues to grow.

Mason & Main is a landmark development by Coronation Property, designed by global architects Woods Bagot. It comprises 849 apartments — a mix of build-to-rent and build-to-sell — wrapped around a curated Eat Street dining precinct of market-style laneways. San Churro sits among a carefully selected line-up including Macelleria, Iftar, Hayat Turkish, Yuzu Dining, Nando's and Oakberry.

The precinct drew thousands of visitors during its grand opening in May 2025 and has been building a loyal community following ever since.

The location is exceptional. Merrylands train station is 350 metres away, Stockland Shopping Centre is directly across the road, and Parramatta CBD is five minutes by car. The catchment is one of Western Sydney's most diverse and densely populated — a community that embraces food, culture and dining out.

The store is past its opening phase and is trading. An incoming operator steps into a fitted, operational business in a precinct that is still in its early stages — the residential towers are full, the dining strip is establishing itself, and foot traffic is growing as the community beds in. The upside here is real.

Who this suits

Someone who wants to own a business in one of Western Sydney's most talked-about new destinations — hands-on, community-minded, and ready to grow with a precinct that's still finding its ceiling. Candidates must meet San Churro's standard franchisee approval criteria.

Marketing support

San Churro delivers national marketing campaigns, seasonal promotions and active social media year-round. As part of the Mason & Main precinct, the store also benefits from Coronation Property's ongoing precinct marketing, community activations and events that regularly draw crowds to the Eat Street. Combined with San Churro's established brand recognition across Western Sydney, the store operates with two layers of marketing support, brand and precinct, working simultaneously.

Training provided

San Churro provides a comprehensive 6-week induction program covering product preparation, customer service, food safety compliance, POS and inventory systems, and team management. On-site staff training is included before handover. A dedicated field support manager provides ongoing coaching throughout the agreement, with additional support from San Churro's national Support Office team across operations, marketing, finance and IT.

Skills

Hospitality, retail or café management experience is an advantage in a high-energy, multicultural dining environment like Mason & Main. Strong people leadership, a genuine passion for customer experience, and the drive to grow a business in one of Western Sydney's most exciting new precincts will matter most. Basic financial literacy is important. San Churro looks for franchisees who are engaged, hands-on operators committed to their store and community.

Length of Agreement

Existing franchise agreement terms apply, subject to assignment conditions and franchisor approval of the incoming franchisee. The remaining term and lease assignment details are provided to shortlisted candidates following execution of a Non-Disclosure Agreement. New agreement terms may apply, subject to San Churro's standard conditions at the time of transfer. Full details confirmed during the application process.
