Fitness has extreme potential being the only Gym that services the Shell Cove and Shellharbour Village area. There is currently no commercial infrastructure within the area for establishment of any other Gyms and we are aware that new developments within these areas will also not support the ability for competition to penetrate the market.

Skills
We do not currently operate any classes, we provide a premises where our members can train/work out independently, however there is potential for growth with respect to what services you can provide and building a Gym community, providing freedom to create your own dream. We are the local community Gym that services the local community providing safety and convenience to our members.
Hours
We are a 24/7 Gym with staffed hours to be elected by the owner creating flexibility.
Lease
We have a 10 x 10 year lease, currently in year 4 of the initial term. This gives you location and business longevity.
Employees
There are currently no employees. The business is owner operated.
We currently have two subcontracters who complete Personal Training within the premises.
Reason for Sale
The owner is looking to sell so that she can invest time into her children, who are neurodivergent, who are navigating their first years of schooling this year and in 2026. She does not have the time to continue business operations as her children are her primary focus.

The Gym has a wide demographic from 14 to 75 years of age and suits all demographics with its variety of equipment and great community built with and by it's members.
