Open Tue/Wed/Thur, there is a massive opportunity for a GP buyer to grow the practice. Billing for the last 4 yrs were $350K, $220K, $380K + $315K wkg just 3x days! The p/t nurse (Tues/Wed/Thurs) will remain w/ the clinic post settlement. W/ 3.5k pts on their books, they are offering mixed billed service.

Subtenants incl a chiro, who comes Wed afternoon, paying a 30% service fee to the clinic. An audiologist comes infrequently + pay $110 incl GST/half session. The clinic has a PM rm, a tx/nurse rm & 2x CR's. The waiting rm is lge & could be internally refitted to create additional CRs.

In addition, primary GP's CR is lge & could be subdivided so plenty of opportunity to change the internal design w/ the landlord approval. The vendors are also selling the Shockwave Therapy system w the business. The machine is incl + the fully trained, certified nurse that administers this therapy will stay on. On average this is used daily, many pts returning monthly for pain management &recovery treatments monthly, so it is a great additional income earner for the practice.

The owners are choosing to sell this practice so that they can focus on growing their other practice which is 1 hour away!

The vendors (GP + PM) will remain w/ the new owner for a 3/12 transition, then will leave.
