It is a mixed billing clinic and fees are $75 per standard consult and $120 for a long consult otherwise they can be bulk billed at the drs discretion or with a valid card. With 4x consulting rooms, an incoming buyer can take a room if they are working full time and the others can 'hot desk' as they are all currently working part time hours currently. 

With a mature male (who is the freehold owner) and 3x female practitioners remaining at the practice on a p/t basis, the goodwill of the business will remain there if the buyer is happy to keep these established practitioners working at the clinic. With the 4x part time GPs working Mon to Fri it is equivalent to 2x FTE GPs. The GPs work as follows:
• 2.5 days per week, Grandfathered GP + happy to remain working p/t for another 4 to 5 yrs, whilst he is still able. on 65% of billings + super 
• 3 days/wk, female VR GP, 70%
• 3 days/wk, female grandfathered GP, 73%
• 2x 0.75 days per week, female unrestricted VR GP, 65% + super

This clinic is in a high socio-economic suburb, whereby the median household income is more than twice the national medium; so well-to-do patients attend via bookings in this lovely tree-lined street. The practice is AGPAL accredited so eligible for PIPS, SIPS, and PNIP payments from the government. The current lease ($70K + GST + oncosts) will finish in Oct 2020 and can be assigned. The annual rent review is CPI and the previous short options were at the insistence of the current owner and not a reflection on what the new owner could negotiate with the landlord. There is a residential tennant on the top floor of this complex and it is not an option currently for the medical centre to be expanded up into this space. This business really needs a full time GP owner to focus on it, to nurture and to grow the business into something that will become their legacy for the next generation of doctors.
